An
experienced Community Association Management Company dedicated to
servicing homeowner and condominium associations while meeting the
individual needs of the communities. Employing a staff with extensive
experience in handling association financial and administrative affairs.

Orange, Seminole, Lake, Volusia, Polk, and Osceola
counties homeowner and condominium
markets.

Our
licensed (CAM) and highly-experienced association managers, possess over 70 years of combined experience
in Association Management. The Association Management Team support
staff has over 25 years of combined Association Management Experience.

Administrative
Services
-
Community Association Manager attendance at Board of
Directors meetings and Annual meeting.
-
Monthly Board of Directors package
which includes
agenda, financial reports, Board of Director issues, actions and
recommendations, minutes from previous month’s meeting, and manager’s
report.

Electronic
and Annual Meeting coordination services as mandated by
association documents and state requirements. Services include the
preparation of meeting notices, proxies and ballots, reproduction and mailing of
notices to owners, and documentation of annual meeting.

Covenants and Restrictions enforcement in conjunction with
Association documents and Architectural Review Committee, including
personalized violation letters and follow-up inspections, and assisting
Association attorney when litigation is required for non-compliance.

Regular
on-site inspections to ensure compliance with
covenants and restrictions.

Supervision of contracted labor as determined by the Board of
Directors, including landscape maintenance, pool cleaning, pest control,
fertilization, etc. Schedule
inspections and meet with vendors. Ensure vendor licensing & insurance
requirements are met.

Yearly review with Agent of association insurance,
including
liability, Director’s & Officer’s, Worker’s Compensation,
etc.

Education and information of new legislation, corporate
responsibilities and community concerns.

Accounting Services
-
Maintain records
of all owner accounts and all original
Association accounting documents.
-
Accounts Receivable including billing and collection of
owner assessments; weekly deposits; monthly delinquency status reports, late
notices, and Intent-to-Lien notices; coordinate delinquent account collections
with Association attorney.

Accounts Payable including coding of invoices to proper
account; bi-monthly processing of checks to ensure timely payment of invoices.

Financial Reporting including monthly maintenance and
preparation of balance sheets, income statements, budget comparison reports,
check registers, etc.

Assist Board of Directors
with preparation of yearly
budgets; assist CPA with year-end financial reporting and tax returns.
